The property is mostly woodlands with only 250 acres of open land on a high bluff with beautiful views of the Wateree River and Wateree Lake below. There is about 236 acres located in a floodplain and the remainder is highland. There is 2.67 miles of frontage on the Wateree River. The estimated value of the timber is $1.7M and is based on a cruise that was completed in 2007 for International Paper. Volumes of the wood at that time are attached. This is a rolling tract with high bluffs and 10 acres of available pond sites. The property has extensive public paved and county dirt road frontage, along with an excellent interior road system creating excellent access across and throughout the tract. The high woodland consists of 950 acres of pre-merchantable planted pines ranging in age from 5 to 14 years old.
